Having the right suppliers and tradespeople lined up before construction starts is essential for keeping a project on schedule and avoiding delays or design inconsistencies later down the line. One of the most common issues I see is clients leaving these decisions too late, which can lead to increased costs and a lot of unnecessary stress further down the line. My role is to make sure those key conversations and coordination happen early so the project has the right team and structure from the outset.

During a typical tender stage, I prepare a clear and comprehensive package for pricing. This usually includes detailed drawings, specifications, schedules of finishes, and any technical information the contractors need to price the work accurately. I then invite trusted contractors from either my network, or your preferred builders to tender, answer their questions, review their submissions, and help you compare the costs fairly. From there, I assist with selecting the right contractor, negotiating any adjustments, and making sure everyone is aligned before the contract is signed.

The goal at this stage is simple: to set you up with the right team, the right information, and a realistic cost plan so construction runs smoothly from day one.
